The Guest Comes First.
Nature Does the Rest.
Beyond Zero creates exquisitely designed luxury wilderness resorts in the world's most unspoiled landscapes — intimate, safe settings where guests regenerate and heal alone, with friends, or with fellow travelers from around the globe.
Designed for the Whole Human Being
Every detail serves the guest — architecture that stills the mind, spaces that restore the body, and experiences that nourish the spirit. This is not a stay. It is a transformation.
The Power of Unspoiled Nature
From untouched coastlines to ancient forests, each location is chosen for its ability to awaken something primal — a connection to the natural world that modern life has all but erased.
Intimate & Safe
Small by design. Every resort is scaled to feel personal — where staff know your name, the landscape feels like your own, and privacy is absolute.
Exquisite Design, Tailored Experience
World-class architecture meets curated wellness, private guides, extraordinary culinary journeys, and programming shaped around each guest's desires. No two visits are alike.
A Global Community
Travel alone for solitude. Bring friends for shared discovery. Or connect with fellow travelers from around the world — artists, thinkers, explorers — drawn together by a love of nature and beauty.
Investment Opportunity
A new asset class in experiential luxury hospitality — designed for investors who see the future of travel in places where extraordinary design meets the transformative power of nature.
Architecture should do something to you. It should still your mind, open your senses, and remind you what it feels like to be fully alive in a place.

A Humanistic Approach
Every project begins with people — how they move, what they feel, how space shapes their experience. Kevin's work is rooted in the belief that architecture must serve the body, the mind, and the spirit. This philosophy has guided work for some of the most discerning clients in the world.
From the precision of a museum gallery to the presence of a corporate tower, each project carries a clarity of vision that only comes from decades of thoughtful practice.

What Is Architecture
and the City?
Originally founded by Peter Eisenman and now led by Kevin Kennon, IAUS is launching a bold new chapter: an annual publication and event built around a single, enduring question — What is architecture and the city?
Each year, a distinguished multi-disciplinary guest curator is invited to interpret and answer this question. The curator assembles a panel, and IAUS opens submissions from architects, urbanists, writers, artists, and thinkers worldwide. The panel reviews and selects works for inclusion in the annual publication.
The result is a living, evolving document — a yearly snapshot of the most vital ideas shaping the built environment, curated through fresh eyes and diverse disciplines. The annual culminates in a public event bringing together the curator, panelists, and selected contributors.
IAUS continues its legacy of advancing architectural discourse — now opening that conversation to a global community of voices.
